For the first step go to your start button and on the search box type cmd and hit enter (you should run cmd.exe). Then you get this DOS like box. This is where you type ipconfig -flushdns (hit enter) and then type ipconfig -registerdns (hit enter and wait about 10 seconds). After this, and this step is what really did it for me, change your DNS
It means GW2 can't download from the patch server (assetcdn.101.arenanetworks.com).Either your DNS is outdated or something is blocking it. If you've previously solved this problem by modifying the hosts file, the IP is expired, so you'll need to remove it or find a new IP (65.8.62.23).

Yet if it was a GW2 server issue, one would think others outside of OZ would also be having problems. As of a couple of mins ago when I exited game it was still going, chat was acting up and slow and the party I was in lost everyone, most where friends that all went offline and then all came back online and part auto reformed again.
Been experiencing extreme amounts of lag (ranging from 1k to 2k lag spikes). I've restarted my router and played other online games to look for possible problems but it seems like there's latency issues on GW2's side. Is it just me or anyone else experiencing this today? I installed Windows 11 as replacement of my aging Windows 7 and it runs Guild Wars 2 fine without problems.
